We appreciate you joining us! Before we dive deeper, could you tell us a bit about your business and the neighborhoods you cover?
I’m a Licensed Associate Real Estate Broker with Brown Harris Stevens, specializing in residential real estate throughout Manhattan. I am a native New Yorker, so my understanding of the city comes from both my career and from having actually lived in many of the neighborhoods I work in.
Over the years, I’ve called the Upper East Side, Tribeca, and SoHo home, and today I live downtown on the border of FiDi and Battery Park. That gives me a very personal understanding of how different parts of New York live and feel, not simply how they perform on paper.

I work with both buyers and sellers across Manhattan, from co-ops and condominiums to townhouses and new development. After more than 15 years in the business and over $350 million in career sales, I’ve learned that every transaction is different. My job is to understand what matters to the client, know the market thoroughly, and guide the process accordingly.
GETTING STARTED & WHY REAL ESTATE MATTERS
Tell us how your real estate journey began. Was there a moment or experience that pushed you toward this path?
My background is actually in economics and finance. I majored in economics in college and worked as a financial analyst before moving into real estate, and that foundation still shapes the way I approach the business today.

Real estate brought together a number of things I was naturally drawn to, such as New York, architecture, finance, negotiation and, most importantly, people. I grew up here and have always been fascinated by the city and the way every neighborhood, building and property has its own history and personality.

What has kept me in the business for nearly two decades is the human side of it. Buying or selling a home is a financial transaction, but it is rarely only a financial transaction. There are families, transitions, emotions and long-term decisions behind it. I try to bring both the analytical side and a genuine sense of compassion to the process, helping clients feel understood, supported and a little more at ease.

LOCAL MARKET
Let’s talk about your market. What makes your local area such a great place to live, work, or invest in?
What makes Manhattan so extraordinary is that there really isn’t one Manhattan market. Every neighborhood has its own lifestyle rhythm, architectural features, housing inventory and buyer profile, and sometimes that changes block by block or even building by building.

A prewar co-op on the Upper East Side operates very differently from a Midtown condominium, a SoHo loft or a West Village townhouse. Understanding those nuances is a large part of representing buyers and sellers well in New York City.

I’ve had the advantage of living in several Manhattan neighborhoods myself, which gives me a perspective that goes beyond comparable sales. I understand how people actually experience these neighborhoods: the architecture, restaurants, galleries, parks, transportation and daily life.
For buyers, that means helping them find not just the right property, but the right context. For sellers, it means understanding exactly what makes their property and location valuable to the market.
THE WHY
What do you believe is your biggest differentiator when it comes to serving buyers and sellers?

Probably the combination of experience and personal attention.

I’ve been brokering Manhattan real estate for more than 15 years, and in that time I’ve worked across a very wide range of properties and price points. That experience is important because New York transactions can become complicated very quickly. Knowing how to anticipate the unexpected, understand the numbers, negotiate effectively and navigate different buildings is a meaningful advantage.

But I’ve never wanted my clients to feel like they’re simply another transaction. I take the time to understand who they are, what they’re trying to accomplish and what is driving the decision. Over the years, some of those client relationships have continued well beyond the closing. From routine dinners to memorable trips, some of my clients have also become my best friends.

Discretion is also extremely important to me. Many of my clients are dealing with significant financial or personal transitions, and trust has to be implicit. The best client relationships I have are the ones where people know I’m going to protect their interests, tell them what I really think and be there from beginning to end.

SERVICES, NICHE & VALUE
Could you walk us through the services you offer and the unique value clients get when they work with you?
My work is primarily focused on buyer and seller representation throughout Manhattan.

For sellers, that means helping establish the right pricing and positioning strategy, preparing the property for market, overseeing marketing, managing negotiations and guiding the transaction through closing. I’ve represented everything from co-ops and condominiums to townhouses and new development, so the strategy is always tailored to the property rather than approached with a single formula.

For buyers, the work is equally strategic. Manhattan has an incredibly complex housing market, particularly when you get into co-op boards, building financials, condominium structures, local laws, and competitive negotiations. My economics and finance background is useful there because I tend to look closely at both the property and the financial picture surrounding it, both in the current moment and long term.

I also work closely with estate attorneys, wealth managers, family offices, estate representatives and other advisors when a real estate transaction is part of a larger financial or family transition. Those situations often require an extra level of coordination, patience and discretion.
For readers who want to better understand your approach, could you walk us through a recent example or experience?
One of the things I’ve learned after years in Manhattan real estate is that the visible part of a transaction is often the smallest part of the work.
A recent sale at 139 West 13th Street is a good example. The initial objective was to sell a stunning duplex for my clients who were embarking on a new chapter of their lives, but there quickly ended up being so much interest in the property that a bidding war ensued with six bids. This was the product of tailored marketing tactics and press exposure.

My role was to look at the situation from several angles, present all bids to my clients immediately, and give a fair chance to all parties involved by being fully transparent about the level of interest from A-Z. We ultimately ended up selling the property quickly at a sale price of 2% above the asking price.

That is generally how I approach real estate. There is rarely one lever that determines the outcome. Pricing, presentation, timing, market conditions, building dynamics and negotiation all matter. My responsibility is to understand how those pieces fit together and make the process as clear and manageable as possible for the client.
EXPERTISE
Based on your experience, what advice or outlook would you share to help people make smarter decisions?
Try not to make a real estate decision based on a single headline or statistic.

New York City real estate is extremely specific. You can read that “the Manhattan market” is up or down, but that doesn’t necessarily tell you what is happening with a particular co-op building, condominium, neighborhood or price category.

For sellers, pricing correctly from the beginning remains one of the most important decisions you can make. Buyers today have access to an enormous amount of information, and the market is very good at identifying when a property is mis-priced.

For buyers, I always encourage people to look beyond the apartment itself. Understand the building, the financials, the monthly costs, the resale history and the surrounding neighborhood. A beautiful property can still be the wrong purchase if the larger picture doesn’t make sense.
The best decisions usually come from combining the numbers with a clear understanding of your own priorities.

Thanks again for joining us. Any last tips for buyers and sellers—and how can people reach you if they want to work with you?
For both buyers and sellers, I would say the same thing: surround yourself with people you trust and don’t be afraid to ask questions.

New York real estate has a lot of moving pieces, from pricing and financing to co-op boards, attorneys, building management and negotiations. A good advisor should be able to make those things easier to understand rather than make the process feel more complicated.

Anyone considering buying, selling or simply trying to understand the value of a Manhattan property is always welcome to reach out to me at mhughes@bhsusa.com. I’m always thrilled to have an informative conversation, regardless of how early one is in the process.
