Thanks for having me! I'm Damian Kosydar, a dual-licensed real estate agent with Compass, working primarily in the Brickell and Miami luxury pre-construction market, along with residential and suburban deals in Chicago. I've spent the last several years closing transactions for buyers and sellers in both markets, and along the way I kept running into the same problem agents everywhere deal with — deadlines slipping through the cracks, buyers and sellers losing track of where things stand, and way too many "wait, what's the status on this?" calls. So I built icloze, a coordination platform that gives agents, buyers, and sellers one shared, transparent timeline for a transaction from contract to closing — automated deadline reminders, milestone tracking, no more guessing. We've also built out a curated directory of new pre-construction developments across Miami, which has become a great resource for both agents and buyers navigating that market. That's the topic I'm excited to dig into today — how agents can bring more clarity and trust into every deal they run.

Let’s rewind a bit—tell us how your real estate journey began and what keeps you passionate about this industry.
Before I got into brokerage, I actually ran a construction business — so real estate wasn't some out-of-nowhere career change for me, it was a natural progression. I was already spending my days on job sites, working with buyers and sellers, understanding what actually goes into a property from the ground up — literally. Making the jump to brokerage just meant I got to stay close to that same world, but focus on the transaction side of things instead of the build side. It's given me a different lens than a lot of agents — when I'm walking a pre-construction buyer through a deposit schedule or a building's construction timeline, I actually understand what's happening on the other end of that process, not just what a spec sheet says. That background is a big part of why I care so much about clarity and communication in a deal — I've seen firsthand how much confusion and stress bad communication creates on a job site, and a real estate transaction isn't all that different.

The big thing I've been building is icloze — a coordination platform designed to bring real clarity to real estate transactions. If you've ever worked a deal, you know the pain points: deadlines slip through the cracks, buyers and sellers are constantly asking "wait, where do things stand," and there's this ongoing game of chasing down documents, signatures, and status updates across email, text, and phone calls. icloze fixes that by giving everyone in the transaction — agent, buyer, seller — one shared, transparent timeline with automated deadline reminders and milestone tracking, so nobody's left guessing. Alongside that, we've built a curated directory of new pre-construction developments across Miami — pricing, deposit structures, completion timelines, all in one place — which has become a genuinely useful resource for both buyers and the agents helping them navigate that market.
I felt like now was the right time to share it because this isn't a side project anymore — it's a real, live tool other agents can actually use today. And honestly, this comes from a place of real frustration I felt firsthand in my own transactions — watching good deals get harder than they needed to be simply because communication broke down somewhere along the way. I wanted to build the thing I wished existed when I was in the middle of a stressful closing. That's why this matters to me, and why I think it matters to the agents and clients reading this too.

Someone hears something secondhand, a deadline gets missed because nobody flagged it clearly, and suddenly a deal that should've been smooth is full of confusion and delays. That's the exact problem icloze exists to solve. Instead of everyone piecing together updates from scattered texts and emails, icloze gives the whole transaction one shared, real-time hub — every milestone, every document, every deadline, visible to everyone who needs to see it. It's not about adding more technology for technology's sake — it's about removing the friction that's been baked into this industry for so long that people just assume it's normal. Faster closings, fewer errors, and honestly, just a lot less stress for everyone involved. That's the shift I want to be part of — bringing real clarity to an industry that's overdue for it.

One myth I hear constantly, from both buyers and sellers, is that a smooth closing just comes down to luck — either you get an easy deal or you don't. That's not really true. Most of the friction in a transaction isn't random, it's structural — it's what happens when information doesn't flow cleanly between everyone involved. I saw the same thing in construction: projects that ran smoothly weren't lucky, they were the ones with clear communication and a shared understanding of the schedule. Real estate is no different. The other myth, especially with pre-construction, is that buyers think once they've signed and put down a deposit, they can just wait passively until closing. In reality, staying engaged — knowing your deposit schedule, understanding your building's construction timeline, asking questions along the way — makes a real difference in avoiding surprises down the line. My advice to buyers and sellers alike: ask for visibility. If your agent or your platform can't show you exactly where things stand at any given moment, that's worth addressing early, not after something falls through the cracks.
