South Florida Luxury Real Estate Is Two Markets — Sandra Turton on What Buyers Miss
TURTȮN's CEO on Fort Lauderdale living, market intelligence, and the true cost of ownership

QUESTION 1 - THE MOMENT
Welcome! For those meeting you for the first time, could you share a bit about your background, the market you serve, and the announcement or topic you wanted to highlight today?
As a South Florida Realtor, I run TURTȮN, a luxury real estate company at https://turton.ai/ for people relocating to South Florida and buying luxury homes in the $3M+ range.

My expertise is market intelligence and Fort Lauderdale living: I track what the tri-county luxury market is actually doing, and I know what daily life looks like across Fort Lauderdale's neighborhoods - the parts a listing can't tell you.

The topic I want to highlight: the split-screen South Florida luxury market - and why knowing which side you're on changes every decision. At the top, luxury real estate moves on cash and its own logic. Everyone else is navigating rates, insurance, and the true cost of ownership.
QUESTION 2 — THE STORY BEHIND IT
Let’s rewind a bit—tell us how your real estate journey began and what keeps you passionate about this industry.
I became a South Florida Realtor in luxury real estate intentionally - and I know relocating to South Florida firsthand. I moved to Fort Lauderdale ten years ago for my previous career, so I've lived it: walking distance to Las Olas Blvd. restaurants and stores, a sunny bike ride to the beach, and morning jogs at Victoria Park. You can see what's on the market there now at https://turton.ai/florida/fort-lauderdale.

That's why I run TURTȮN, a luxury real estate company for people relocating to South Florida. Being a South Florida Realtor means so much to me because a relocation isn't a transaction - it's someone betting on a new life, and I've placed that bet myself. I educate my relocators on South Florida - the luxury market, the neighborhoods, the true cost of ownership - so they make the move with confidence, not guesswork.
QUESTION 3 — WHY IT MATTERS
Alright, let’s dive into it—tell us more about the topic or announcement you brought today and why it’s important to you.
My focus is the split-screen South Florida luxury market and why knowing which side you're on changes every decision. At the top, luxury real estate moves on its own logic, largely in cash. In the middle, everyday buyers feel every rate move and every insurance bill.

The timing matters because the ground here never sits still. Insurance costs and property tax policy constantly reshape what it actually costs to own a South Florida home - and those shifts keep coming year after year, when it's too late to plan for them. Anyone relocating to South Florida needs the full ownership picture before they commit, not after.

That's what TURTȮN is for: the market analysis behind the move, and the South Florida lifestyle it buys into. The numbers tell you what to pay; the lifestyle tells you why you're paying it. Browse listings in Palm Beach at https://turton.ai/florida/palm-beach.

QUESTION 4 — WHAT YOU’VE LEARNED
For someone hearing this for the first time, what additional context or detail would help them really understand the significance?
The context most people miss is that South Florida's luxury market isn't a local market - it's a global one. Relocators arrive from New York, London, Toronto, São Paulo, everywhere. A cash buyer from abroad and a financed local buyer are technically in the same market but practically in different worlds.

That's why headlines about "the housing market" can mislead. They average together buyers with nothing in common. The price gets the attention, but the true cost of owning a South Florida home - insurance, property taxes, carrying costs - is what actually determines whether the move works. And those costs keep shifting every year you own the home.

The significance is simple: most relocators plan their move around headlines, not realizing those headlines describe a market they may not be in. A cash buyer and a financed buyer need completely different strategies. TURTȮN exists to give relocators the real picture before they commit. QUESTION 5 — WHAT COMES NEXT
What future outlook or predictions would you offer around the issue or announcement you highlighted today?
The divide isn't closing. South Florida's luxury market will keep moving on cash and global demand - insulated from the rate cycle in a way the rest of the market isn't. Financed buyers will keep rising and falling with rates and insurance bills.

What changes is who wins. As information gets louder and markets get more complex, the advantage goes to the buyer who is educated - who knows the neighborhoods, the costs, and the dynamics before they ever tour a home. Guesswork gets expensive here. That's why I'm here: to do the educating and take the guesswork out of the move.

The outlook is clear: the buyers who thrive will be the ones fluent in both sides - the numbers behind the market and the lifestyle behind the move. Browse listings in Boca Raton at https://turton.ai/florida/boca-raton.
QUESTION 6 — THE TAKEAWAY
We appreciate your time today! Before we go, what last tips would you like to leave with our audience, and where can they follow or contact you?
My go-to insider advice: buy your home for a Tuesday, not a Saturday. Everyone pictures the beach; almost no one lives on it. Pick the neighborhood where your everyday life works - the commute, the grocery run, the quiet street - and the weekends will take care of themselves.
