QUESTION 1 - THE MOMENT
Thanks so much for joining us. Let’s start with a quick intro—who you are, where you work—and maybe a hint about the news or topic you’re excited to talk about.
Thank you so much for having me! I am Emiko Pereira, and I am proud to be eXp Japan's first registered agent. I am Japanese, and after marrying a Brazilian, I lived in Brazil for 33 years. I returned to Japan in 2019 and have lived here ever since. Based primarily in Azabu and the wider Minato Ward area of Tokyo, I specialize in luxury residential properties and international real estate advisory. I am thrilled to share insights into Tokyo's luxury market, cross-border real estate opportunities, and how I help both international and Japanese clients navigate high-end property transactions in Japan. Having built a strong foundation in real estate in Rio de Janeiro, I bring extensive, hands-on cross-border experience to my clients in Tokyo.
QUESTION 2 — THE STORY BEHIND IT
We’d love to hear your origin story. How did you get into real estate, and why does this career matter so much to you personally?
My journey began in Rio de Janeiro, Brazil, where I owned a business in the auto body and painting industry. Although I valued the experience of being an entrepreneur, managing a large team was challenging, and I began looking for a path where I could build a business based more directly on my own expertise. I then thought of my father, who was a real estate investor. His passion and success inspired me to enter the real estate industry. After returning to Japan, I decided to earn my Japanese real estate license. It was a rigorous process that took me three and a half years to complete, so this qualification holds a very special place in my heart. With a postgraduate degree in Real Estate Law from Brazil, becoming qualified in Japan felt like a natural continuation of my dedication to the field. This career represents hard work, perseverance, and my genuine passion for helping clients find the right place to call home.
QUESTION 3 — WHY IT MATTERS
Let’s jump in. Tell us about your announcement or focus topic and why you felt now was the right time to share it.
What excites me most right now is helping clients discover the diversity of Tokyo's luxury real estate market. I live and work near Tokyo Tower in Minato Ward, a vibrant international area with excellent access to central Tokyo and the airports. Select residences offer impressive views of Tokyo Tower, Mount Fuji, or the city skyline, while other properties reflect a more traditional Japanese aesthetic. With growing international interest in Japan, now is an ideal time to highlight the range of opportunities available and help clients find a property that suits their lifestyle, goals, and long-term plans.

QUESTION 4 — WHAT YOU’VE LEARNED
Tell us more about the layers behind this topic. What else should our audience know to fully appreciate what you’re sharing?
An important aspect of this topic is that real estate ownership in Japan is not limited to Japanese citizens or residents. People living overseas can also purchase property here. Language barriers, financing, taxes, and transaction procedures can seem complicated, and the requirements vary depending on each buyer's circumstances. However, with guidance from qualified local professionals and careful due diligence, the process becomes much easier to understand. I want international buyers to know that opportunities exist, while also recognizing the importance of receiving clear legal, tax, and financial advice before making a decision.
QUESTION 5 — WHAT COMES NEXT
From your professional perspective, what should people know to navigate this topic more confidently or successfully?
Buyers should look beyond property listings. It is important to understand the neighborhood, building management, legal requirements, financing options, taxes, and long-term resale potential. International buyers should work with professionals who can explain the process clearly and bridge language and cultural differences. My experience in both Rio de Janeiro and Tokyo has taught me that local knowledge, careful research, and trusted guidance are essential for making informed decisions.
QUESTION 6 — THE TAKEAWAY
Before we wrap up, could you leave readers with some final thoughts—and let everyone know how they can reach you or learn more about your work?
Real estate is not just a transaction; it is a major milestone in someone's life. My mission is to combine my academic background in real estate law, my Brazilian credentials, my Japanese Takken license, and my cross-border experience to give clients clarity, peace of mind, and confidence in their decisions. I welcome inquiries from both Japanese and international clients and am always happy to discuss how I may be able to help through eXp Japan or my professional channels.
