Thank you so much for taking the time to sit with us today! Before we jump in, could you share a little about yourself and the areas you serve?
Absolutely. I’m Cheryl Dillon, Realtor®, Owner, and Associate Broker of Cheryl Dillon Real Estate, brokered by eXp Realty. I have lived in the area for over 40 years and have been practicing real estate full time for over a decade. I see my role as more than just helping people buy or sell a house. I act as a neighborhood-and-lifestyle guide, helping clients understand the process and the community around it and whether it truly fits their life.
I work across Seattle proper, North King County, the Eastside, and South Snohomish County. I support first-time buyers, move-up and downsizing clients, luxury buyers and sellers, and people relocating to or from the Pacific Northwest. At the heart of my work is education, clear communication, and protecting my clients financial interests. I provide them with current market stats so they can feel confident and make smart data based decisions. It is important to me that the process feels calm, well thought out and aligns with my clients’ lives.
Every great Realtor has a story. What inspired you to step into real estate, and why does this work matter to you personally?
My entry into real estate was born from a personal experience. and a deep desire to advocate for others. As a single mother, I set out to buy my first home and was actually laughed at by a real estate agent. That moment was discouraging, but it lit a fire in me.
I became my own advocate, tenacious, self-taught, and persistent until I finally closed on my first home. That experience changed my life, and it’s the reason this work matters to me so personally. It’s also why I’m so intentional about how I guide clients today I never want anyone to feel dismissed, rushed, or unsupported during such an important decision.
Real estate isn’t just a transaction to me. It’s stability, security, and one of the most powerful ways everyday people can build wealth over time. I’m passionate about making homeownership accessible especially for people who’ve been told “not yet” or “not you.” I lead with education and empathy because I know exactly what it feels like to be on the other side of the table. My mission is to educate, advocate, and guide my clients with clarity and confidence, so they can make smart decisions and create a future they’re proud of.

Let’s talk about your market. What makes the Puget Sound area such a
great place to live, work, or invest in?
The Puget Sound region offers a rare balance of opportunity and quality of life. We have strong job hubs alongside vibrant local businesses, and access to nature is always close whether it’s the water, the mountains, or a neighborhood park. You can build a meaningful career here and still live in a place that aligns with your values.
What really sets this area apart is its diversity and sense of inclusion. Seattle is a global community, reflected in its neighborhoods, art, culture, food scene, festivals, and small businesses. Add in our mild climate, which makes outdoor living possible almost year-round, plus a deep sports culture from passionate professional and college fan bases to everyday recreation for all ages and it’s easy to see why people fall in love with life here.There’s a wide range of ways to stay active, no matter your age or interests. And if you’re a dog lover, you’ll feel right at home. Seattle is famously dog-friendly, with even more dogs than children in the city.
From an investment standpoint, the Puget Sound has historically been resilient because demand is driven by long-term fundamentals. Our economy is anchored by a diverse mix of major national and global employers like Amazon, Boeing, Microsoft, Starbucks and Costco along with a strong network of smaller businesses. People move here for career opportunities, and they stay for the quality of life and the balance of work, recreation, and community. Even as markets shift, well-located homes in strong neighborhoods tend to hold value over time, which is why many of my clients see home ownership here as both a lifestyle choice and a long-term wealth-building strategy.
How would your clients describe what makes you special as a Realtor?
My clients often tell me that I bring a sense of calm to what can otherwise feel like a stressful process. I’m the kind of realtor who makes them feel informed, and genuinely cared for. They appreciate that I educate them and explain things clearly. That I am proactive and responsive and communicate consistently. I take the time to translate market data into real-world guidance so they understand what’s happening and why it matters.
I’m also very protective of my clients interests and equity. I was once nicknamed the “Erin Brokovich of Real Estate” by the son of an elderly client whose home I sold. I negotiate strategically and advocate firmly, using data backed information while always keeping their long-term goals front and center. For me, it’s not just about closing a deal, it's about making sure the decision still feels right years down the road.

Could you walk us through the services you offer and the unique value clients get when they work with you?
I offer full-service representation for both sellers and buyers, and what truly sets the experience apart is that I lead with education and advocacy.
For sellers, that means creating a clear pricing and positioning strategy based on real market data, not assumptions. I guide them through how to prepare their home in a way that maximizes value, what's worth fixing, what’s better left alone, and where spending makes the most sense for return. I also build a customized marketing plan that includes professional photography, compelling listing copy, and strong digital exposure designed to capture maximum attention from day one. From negotiation through closing, I
manage every detail with consistent communication so sellers feel supported and confident throughout the process.
For buyers, the approach is just as strategic. I help them gain budget clarity, prepare with their lender, and set realistic expectations for today’s market before they ever fall in love with a home. I listen to them and when they find the home they want I do a deep dive and provide them with data so they can structure offers strategically. I build rapport with the listing agent and negotiate fiercely, thoughtful terms, and ad in protections around inspections and appraisals. From the first showing to closing day, I’m there step by step so nothing feels confusing or rushed.
Let’s go a little deeper. What’s something you do “behind the scenes” that makes a significant difference?
One thing I do behind the scenes is run what I call a full risk-and-leverage review before we ever make a move. I’m not just looking at the price of a home I’m looking at the full picture. I look at similar home sales, actives, and pending sales. I take the time to understand what’s actually happening on that specific street and in that neighborhood.
For sellers, a lot of the real work happens well before a home ever goes on the market to make sure we’re not leaving money on the table or creating unnecessary friction once we launch. I map out different pricing, timing, and negotiation scenarios so sellers understand their options before the home hits the market. I’m also communicating with other agents, gauging buyer interest, and positioning the home in a way that creates momentum and leverage. When offers come in, that preparation allows us to negotiate from a position of strength instead of reacting under pressure.
For buyers I’m also carefully reviewing property details that can easily get overlooked, like seller disclosures, permits, the age of major systems, HOA documents, and potential hidden costs that can surprise buyers later. At the same time, I’m mapping out different offer and negotiation scenarios so my clients understand their options and how we can stay competitive while still protecting their interests if inspections or appraisals shift things. Another important piece is communication. I build rapport with the listing agent, gathering insight, and positioning my client as the strongest and smoothest option on the table, because that can absolutely influence outcomes.
From the outside, my clients just experience the process as organized and calm. What they don’t always see is the amount of strategy happening behind the scenes to reduce stress, protect their investment, and help them win without taking unnecessary risks.

What’s one piece of advice every buyer or seller should know before entering the market?
Strategy over emotion. The market can be volatile; a solid plan doesn’t have to be.
Whether you’re buying or selling, move forward when you have a clear understanding of your “why” and your numbers. Don’t let a headline or a neighbor’s opinion dictate your financial future. Work with a professional who can provide an objective, data-driven
road-map.
For buyers, that starts with getting fully pre-approved, understanding your true monthly costs, and knowing your must-haves vs. nice-to-haves before you fall in love with a house.
For sellers, it means preparing your home and starting with pricing based on real market data and having a strong launch plan so you don’t leave money on the table.
